    Analytics @ Density

I love digging into our data. This week we released Density Wrapped, showing key clients how their buildings performed compared to their peers this past year. A fascinating tidbit: across our whole portfolio, in-person collaboration in meeting rooms went up 45% from 44 minutes in January to 64 minutes per day by the end of the year. Exciting to see that increase in personal connection – it’s why we’re in this business! Also, why the spike in April? We’re just as curious as you are (and are looking into it 😎 ). Huge thanks to Darshan Shah, AIA, EIT, Arnold ZEPHIR, Gerome Pistre and Liam Collins on the Density Advisory team and beyond for pulling this together.

I want to extend my gratitude to everyone who joined our insightful webinar on the future of hybrid workspaces. It was a pleasure to discuss the incredible work LinkedIn has done in collaboration with Pointr and Density. During the session, we explored how technology can transform our environments to foster a sense of belonging. We emphasized the importance of starting with a clear vision, focusing on enhancing the overall employee experience, and leveraging technology to seamlessly navigate and transition between spaces. Some of the highlights: 📍 AI-Powered Indoor Mapping: We’re using Pointr’s MapScale® to build dynamic indoor maps that make navigating the office seamless. 👥 Optimizing Office Space: With tools like Density, we’re gathering real-time data to better understand how spaces are used and how to improve them for our teams. 🚶♂️ Enhancing Employee Experience: From intuitive wayfinding to more efficient room booking, we’re designing tech solutions that make the office work better for everyone. Missed the session? You can watch the full webinar here: https://lnkd.in/gqWnPTed This work reflects LinkedIn’s commitment to creating spaces that help our employees connect, collaborate, and thrive in a hybrid environment. What other strategies are you exploring to make hybrid work more effective and meaningful for your teams? I’d love to learn from your experiences. #Webinar #HybridWork #LinkedInLife #LinkedInWorkplace #TechTransformation

  • 📊 "We need more space!" How many times have you heard this from teams without data to back it up? Here's what we discovered when we actually measured our office usage: 💡 Meeting rooms were fully booked for 5 hours/week 💡 BUT 38% of the meeting room usage that week was by just one person 💡 Meanwhile, half our desks were used less than 2 hours daily The solution wasn't more space—it was smarter space. Instead of adding square footage, we found we could add phone booths and convert underused desks into collab spaces. Here’s how to use workplace analytics to remove the politics and get down to data-driven space planning. https://hubs.la/Q02YqJv00 #WorkplaceAnalytics

  • 🤝 Everyone talks about workplace collaboration, but here's the reality check: having an office doesn't automatically make it happen. A Stanford study found that collaborative settings make employees 50% more effective at completing tasks. But here's what many companies are discovering the hard way: 💻 People are coming to the office... only to sit on Zoom calls all day ☕ The most valuable team interactions happen face-to-face 💡 Those "hallway moments" and post-meeting chats? They're where some of the best ideas emerge The key isn't just getting people back to the office—it's creating intentional spaces that nurture real face-to-face collaboration. Here’s why in-person collaboration still matters in our hybrid world, and how to make it actually work. https://hubs.la/Q02YqvNx0

  • 🔍 Think you know what's really happening in today's workplaces? The data might surprise you. At WorkSpaces 2024, our CEO Andrew Farah cut through the workplace buzzwords to reveal what millions of square feet of real occupancy data actually tells us: 👉 Many "hybrid" companies aren't hybrid at all—they just haven't committed to a real return-to-office strategy 👉 That meeting room "squatting" problem everyone complains about? It's actually an occupancy problem in disguise 👉 The majority of meeting room usage has shifted to spontaneous drop-ins, but most offices aren't designed for this new reality Watch Andrew's full talk to see what's actually happening in modern offices—beyond the headlines and hypotheticals. https://hubs.la/Q02Yr7g10 #FutureOfWork

  • 🎯 The open office debate just got interesting. Density Advisory worked with a global consulting firm as they opened a new office where they got to rethink the traditional open-plan desk layout. The results? Their design pilot for quiet, focused workspaces are getting 2X more use than traditional open-plan areas: 🔕 More use: Quiet desks get 5+ hours of daily use 🕛 More focus: 63% of sessions last 60+ minutes 🗑️ Less waste: Only 6% of quiet desks go unused vs 40% of open-plan desks Here's the kicker: Traditional open-plan areas typically occupy 39% of office space but see just 19% utilization during peak hours. Introducing Waffle for Desks — We announced Waffle in October but we left one thing out. Today, I'm happy to share that Waffle will support real-time and historical analytics for desks. And it will come with a variety of mounting options. Customers will now have the option to choose between our ceiling mounted Open Area radar (multi-desk sensing) or self installable Waffle (single desk sensing). With this announcement, Waffle will be the only people counting sensor that can be self-installed in 85% of office spaces: meeting rooms, phone booths, flex spaces. And now, desks. You will never again have to wait months or spend millions on installation labor and materials. Waffle for Desks will work just like single-occupant phone booths. One sensor for each desk. Waffle will detect accurate presence with just 700ms latency. Waffle for Desks also comes with its own pricing model. The sensor price will remain the same but the software license will be just $2.50 / desk / month (billed annually). What's more, we will be extending this same affordable price to any single-occupant phonebooth Waffle is deployed into. This means you can now get real-time, accurate, anonymous people count that supports 85% of the spaces in your portfolio without the installation cost. And you can deploy in days. - No more gateways or PoE runs - No more union labor or after hours - No more drop rods - No more design and construction - No more wasted time All for 65% less than the next closest alternative. Note: Waffle is in high demand. If you would like access to product in our Jan / Feb deployment window, you will need to order before EOY. Online orders here: density.io/waffle. Has the epicenter of work shifted from major metros to mid-sized cities and suburbs? We analyzed more than 25k spaces across North America to find out. Today we’re launching the next edition of our quarterly research, the Workplace Benchmark. In this edition, we look at how work has changed between 2023 and 2024 in three types of geographies: major metros, mid-sized cities, and suburbs. Here’s a preview of what we found: 1. Utilization in major metros is lagging; mid-sized cities and suburbs are surging. 2. RTO and utilization don’t always go hand-in-hand: major metros had the strictest RTO policies but saw utilization drop. 3. Major metros are spending the most on wasted space but space waste is going down year-over-year. Download the full report here: https://hubs.ly/Q02Z80vQ0
