Related Midwest and CRG are proud to continue reimagining the 440-acre former U.S. Steel South Works site as a vibrant hub of innovation, opportunity, and progress. Advocate Health Care's announcement of a $300 million investment to build a state-of-the-art hospital on the site is a testament to the possibilities of collaboration between the public and private sectors to invest in communities and drive meaningful change. This facility will replace Advocate Trinity Hospital, bringing cutting-edge healthcare services to the community and addressing critical health disparities. It’s part of Advocate’s broader $1 billion commitment to #Chicago's South Side, which includes ten new neighborhood care locations, expanded services, and over 1,000 new permanent jobs. This investment joins the Illinois Quantum & Microelectronics Park (IQMP), anchored by PsiQuantum, in reshaping South Works into a center of health, technology, and economic revitalization. CRG is honored to be part of this development and extends our gratitude to Advocate Health Care, Related Midwest, and all the public and private leaders driving this transformation. Last week was a productive one for the former U.S. Steel site on the South Side of Chicago. The 440-acre site, which has been vacant for over three decades, is set to be transformed through a new master plan featuring over 59 million square feet of development. We are thrilled to partner with Related Midwest and bring our integrated services (Develop: CRG, Design: Lamar Johnson Collaborative, Build: Clayco) to deliver the Illinois Quantum and Microelectronics Park (IQMP), the PsiQuantum facility and the larger master plan. The project is designed to position Illinois as a leader in quantum research and next-generation technologies, while driving economic growth and innovation. Thank you to everyone who championed this vision for a future that not only empowers communities but puts Chicago at the forefront of global technology and innovation.

CRG is proud to announce its first full-building lease with new client, Omega Morgan, Inc., at The Cubes at Etna - Building D. The Columbus market remains a priority for us, and the new lease underscores the advantages of our 305-acre master-planned industrial park. The region remains a vital part of CRG’s long-term strategy, offering convenient access to two-thirds of the U.S. population. The 250,020-square-foot industrial space is strategically positioned adjacent to the Interstate 70 interchange at State Route 310, providing immediate access to major transportation routes. Through our integrated delivery platform and partnership with LXP Industrial Trust, we’re well-equipped to cater to the evolving demands of modern corporate users, including specialized operators like Omega Morgan. Thank you to Kevin Scott and Ben Weinstein for continuing to support this premier industrial park.

After three years of navigating a giant shift in the market, I’m happy to share that CRG has ultimately structured a land acquisition and incredible joint venture to develop the Cubes at Alpha in the high-barrier-to-entry submarket of Lehigh Valley (that extends to this part of southern New Jersey). Frank Petkunas and CRG’s Northeast team are addressing the growing demand for premier industrial space by developing this 37-acre property two single-side-load buildings, one measuring 270,900 square feet and the other 305,000 square feet. CRG is pleased to have created a partnership with CRG’s US Logistics Fund II and PCCP on this project, with Clayco as our trusted design-builder and Lamar Johnson Collaborative as our architect. Roof is on at The Cubes at ORD! CRG’s newest project in the O’Hare submarket of Chicago is a 66,552-square-foot warehouse with fantastic features. For a project of this size, many of its state-of-the-art elements are rare, including 20 exterior docks and two drive-in bays where you can drive an entire semi-truck straight into the building! Thank you to Clayco and Lamar Johnson Collaborative for serving as the builder and architect for the development, along with Avison Young’s Brian Colson and Brian Pomorski for spearheading leasing efforts. Can’t wait for The Cubes at ORD to help meet the Chicagoland area’s logistics and distribution needs. Check out how the project is coming along here:
