Tis the season for predictions! Yahoo Finance just released its 2025 forecast on real estate & the markets and it is almost identical to every other major finance & real estate prediction. 1. The average 30-year mortgage will remain above 6% throughout 2025. The days of low-single-digit mortgages are over. For historical perspective over the past 40 years the average mortgage rate has been 7%. 2. Home prices will continue to rise in 2025 for most markets. Demand still outweighs supply of homes for sale and expect modest appreciation. This creates equity for existing home owners makes a little more difficult for buyers to purchase affordable housing. We only purchase trust deeds in California because you have to know the local markets! Riverside-San Bernardino metro area, known as the Inland Empire, typically considered a bedroom community and known for affordable prices — by Southern California standards — it saw an influx of Los Angeles residents in the last few years. Housing prices in the area have gone up ~53% since January 2020, roughly 9% higher than the rest of the state. Its share of exclusive zip codes, in an area with a median household income of ~$81k, has increased from 49% in 2012 to 70% in 2022.
