The #healthcare sector is driving #jobs growth in #littlerock. Little Rock is a regional healthcare center with ~3,000 hospital beds, 25,000 employees, and 4,500 students along a 6-mile corridor through midtown. This expansion of Arkansas Children's is only the latest example of the continued concentration of medical services in the area. We are bullish on #housing in the Little Rock #medical corridor and are under contract to buy an asset right in the middle of this activity.

The #politics of #landuse are so fascinating to me. There is currently a meaningful rezoning proposal under consideration for the City of Fayetteville, Arkansas. 71B (aka College Ave) is the primary thoroughfare that links historic downtown and the University of Arkansas with the northern commercial areas and I-49 (the primary mode of north-south transit linking #Fayetteville and the City of Bentonville ). As someone who has been studying cities, #planning, and urban design for more than 20 years, I think that the plan is a no-brainer. Implementation is never perfect but the goal is to eventually turn the first image into something that more closely resembles the second image. It is more functional, unlocks density and value, and provide a better lived experience for everyone.
