BTR is become more and more necessary each day for growing families. Great commentary from Chris Nebenzahl:
I expect Build-to-Rent (BTR) communities will continue to gain traction both from public apartment REITs as well as private multifamily owners and operators. BTR has been the fastest growing segment of the multifamily sector in recent years, and demographic drivers are aligning for consistent demand growth. Our research at John Burns Research and Consulting shows that purchasing a home is significantly more expensive than renting a comparable home in a BTR community in all but a handful of midwestern markets. The difference between owning and renting exceeds $1,000 per month in some coastal markets. As the multifamily industry emerges from the current development slowdown in 12 to 18 months, I anticipate BTR projects will take an even larger share of the construction compared to the historical average. Millennials are looking for more space and larger homes as they start families, but housing affordability will push them into BTR. Retiring Baby Boomers and Gen X'ers will continue downsizing, but the appeal of less home maintenance paired with high end amenities will drive them to BTR as well.
