We are thrilled to share that the property we manage in St. Cloud is undergoing a refresh. Currently, we have nearly 50 tenants and are working to reduce the 50% vacancy rate by introducing new amenities. Since acquiring the building in December 2023, we’ve signed nine new leases and are in discussions for more. Upcoming additions include a swim school for kids and a trampoline park. Our focus is on bringing in diverse offerings to better serve the community. Earlier this year, we acquired Riverwood Mall, a 20,000 sq. ft. shopping center in St. Cloud, MN. The property had its challenges, but we saw great potential. We purchased it for $1.35M and are investing in significant upgrades. We expect the property's value to rise to approximately $3M, and our tenants will soon benefit from improved facilities. Another massive project! This week, we’re onsite at Shoreway Commerce, where we’ve combined our efforts with Grisela and Carlos' teams to transform an industrial park. We showed guests how we’re dividing large spaces into smaller units and expanding the hallways to 20 feet to improve forklift access to the docks. We’ve also converted an open field into truck parking and repurposed an empty basement into storage space, maximizing the use of every area. This weekend, we had the pleasure of sharing our work on the Screw Factory building in Lakewood, OH, with fellow Commercial Academy guests and real estate investors. This project highlights how Brait Capital transforms and revitalizes large commercial spaces. We showcased our approach to reimagining these buildings by converting a massive area into several artist studios within the Screw Factory. We also discussed how we handle challenges such as upgrading a large number of windows in a 500,000 sq. ft. building and enhancing soundproofing.
