This week on The Home Builder Digital Marketing Podcast, Bill Sievertsen of Milesbrand joins Greg and Kevin to discuss how home builders can establish an effective name and a brand that will help build trust and create an emotional connection with home buyers. ➡️In the initial branding phase, a home builder determines a name that represents the company. Bill says, “…the first thing that we usually start with is the name, and the name is probably the hardest part of what we do. So, you got to find a name that not only invokes some emotion to it, that's not going to bother the client for something personal and also two, is going to be timeless, that in 10, 15 years when this community is getting ready to close out that the name is still relevant and still working and representing the brand that you've built with that community.” Once a home builder has a name, a unique tagline about what the home builder offers customers and how it impacts them needs to be outlined. Bill explains, “The second part in our process is the brand promise or tagline. So, we like to think that the brand promise is just as important as the name and that's where a lot of times you'll get some of that emotional payoff that you're looking for…So, a lot of the times for us is that brand promise is what's going to really pay off the emotion of the name.” To establish an effective brand, a home builder must know who their customers are and what they need. Bill says, “I think the number one thing is understanding your target audience, and then also kind of look at the consistency. Is your marketing paying off what people are going to see when they get to your community or see the home that you're actually marketing. And then three kind of ties these both together is the messaging. This week on The Home Builder Digital Marketing Podcast, Rose Quint of the National Association of Home Builders joins Greg and Kevin to discuss the NAHB’s 2024 edition of What Home Buyers Really Want, a nationwide survey of recent and prospective home buyers. ➡️One of the most important objectives of the National Association of Home Builders is to help home builders be prosperous. Rose says, “One of our missions is to help our members achieve professional success. And so, over 20 years ago, NAHB decided to conduct very thorough research on what buyers want, what amenities in the home and the community, people are looking for in their homes, and what features are essential and better yet, which ones are emerging, which ones are becoming more popular.” The research in What Home Buyers Really Want gives professionals in the home building industry valuable information needed to understand current home buyers’ expectations. Rose explains, “The study is done every 2 or 3 years. It is based on 3000, roughly, recent and prospective homebuyers. These are people who bought a home in the previous three years or who are looking to buy one in the next three years. And what's very important about this sample, how we select it, is that they are representative of the U.S. population in terms of age, of income, of race, as well as geographic location in the country. This week on The Home Builder Digital Marketing Podcast, Logan Shinholser of Contractor Growth Network joins Greg and Kevin to discuss how home builders can generate more quality referral leads online. ➡️Referrals are such an important part of driving quality leads because of the trust element they carry. Logan says, “…they're talking to somebody that lives in that home that they're good friends with. So, there's a whole trust component of I actually trust that the person that I'm asking these questions about, how was it working with them, what was the process like, I actually believe them. However, before trust comes into play, home builders must understand how to ignite customer enthusiasm. Logan explains, “Before we sell trust, we have to sell excitement. Trust comes afterward. But nobody's going to buy unless they're in a very high emotional state. And it's different for different industries. So, home building, remodeling, anything that's not an emergency service, nobody just wakes up and goes, ah, this is just such a bland kitchen. I got 100 grand sitting in the bank. I got to do something with it today, it might as well be the kitchen. It doesn't work like that.” Once the excitement has been established home builders can focus on developing the trust component. Logan says, “And from that, then we can go into the trust-building stuff of, hey, this is how long we've been in business. This is our process. This is what our warranty looks like. This is why we do design build, all that stuff. But none of it matters if they are not excited to actually do whatever the project is in the first place. This week on The Home Builder Digital Marketing Podcast, David Lynch of OpenHouse.ai joins Greg and Kevin to discuss how technology can help home builders forecast home sales and help guide marketing strategies. ➡️Being able to project what will be coming changes behavior. David says, “…it's very hard to predict your future in life. We all can agree that if we can predict what's going to happen to ourselves in 30 days’ time, we would do things slightly differently 60 days, 90 days, and even more differently. Right?” When home builders don’t forecast future home sales, it creates potential difficulties and setbacks. David explains, “And it's the same with home builders. It's very hard to predict a couple of things. Number one, it's hard to predict your demand, your sales. It's hard to predict cash flow, number two. And it's hard to predict bottlenecks in your pre-construction and construction. Really difficult. Usually what happens is they become a problem, and it takes you maybe 60, maybe 90, maybe even 120 days to fix those problems.” Using technology to predict home sales helps home builders devise marketing strategies that really work. David says, “Don't confuse a strategy with a plan. A plan is where our brain wants to go. It's the safest space. It's cuddly and cozy. The budget's lined up and you can go now take your holidays with the family and you can switch off. A strategy is a hypothesis. We think if we do this, this will happen. So, if I'm telling you this is going to happen in the future. We think we'll do this, this will happen. The beauty about a cyclical business like home building is now you know where your market's going. It probably most definitely will happen unless something like COVID rolls around, or something of that nature shifts or changes things, it's only going to go in this direction. This is what's going to happen. Christian says, “I'm aware of some builders, they don't want a foreign national. They don't know how to approach the foreign national. It's not just about translating a website. It's about understanding the culture. I mean, you need to change the process of the marketing material.
