📢±5.00 acres CLOSED at Lot 7, Medlin Ln, Bentonville, AR! 🤝Seller Representative: Corey Fuhrman 🧗Challenge: The family that inherited this undeveloped 5-acre tract held onto it for many years after the original owner passed. In recent years, development velocity increased significantly around the site, making it a prime candidate for development. The property was completely undeveloped and would require some due diligence work and time to maximize the site’s potential. The owners had no interest in that process and preferred to sell the property in its current state. 🏃♂️Action: Our team put together comparable sales of development sites and worked to determine possible development costs on this specific site in order to determine the realistic value, as well as best handle any objections from potential buyers. We then deployed our marketing team put together a very high-quality marketing campaign including drone photography showing adjacent developments. When we rolled it out to the market, our prospecting efforts included contacting developers of similar sites in the market. 🙌Results: After receiving 4 offers on the property from legitimate developers, we were able to advise the family on which terms were most attractive, why, and which buyer was most likely going to perform in a respectable amount of time.
