Remember when the UAD redesign got announced...again? How about the new ROV guidance? Join me and my friend and business partner, Hal Humphreys, as we recall that and more of the most unforgettable moments of last year. What’s scarier than appraising a house teetering on the edge of foreclosure? Plenty of things: The DMV. Cassowaries. That 20-year-old mayo in your mom's fridge. Still, these assignments are NOT for the faint of heart. Homeowners might be irate. The property might be in rather surprising condition. (Got a hazmat suit?) But Pamela Teel has your back. She’ll cut through the fear with straight talk on pre-foreclosure, short sale, and REO assignments. She’ll arm you with practical examples and case studies so you'll know what questions to ask the client before you ever inspect, such as: Are you looking for market value, cost to cure, or possibly, both? Got guts? Join Pam for survival training on how to deal with hostile homeowners, courtroom drama, and homes in (sometimes) astonishing states of disrepair. "What do you want me to do? OK, boom, I'll do it." This is a quote from Marcus Hill's book, "Assessing My Value." It's also a good philosophy for trainees, aspiring appraisers, and anyone who's seeking a mentor or a new opportunity. When Marcus launched his own firm in 2008, he was one of the youngest appraisal business owners in the South, amid a challenging market. He's also worked for Fannie Mae and is now a Forbes Home Advisory Board member. Listen in to my conversation with Marcus: we talk about his against-the-odds journey to become an appraiser and his enthusiasm for giving back and inspiring others. Also, check out his book — it's a page turner! —Bryan Reynolds https://lnkd.in/e7pTnkPa

*TODAY at noon Central: Josh Walitt's ULTIMATE WORKFILE.* Development. Reporting. Workfile. The three fundamentals, each as important as the others. Why is the workfile so important? Because if you get a complaint and a reviewer asks, "Where'd that assertion come from?", you'll need to lay hands on the evidence. If your workfile is in order, that'll be a snap. "If you see it, save it," says Josh Walitt. Meaning: if you see it in your research, save it in your workfile. And if you state it in your report, have support for it in the workfile. https://lnkd.in/eQz5uVaU
