Albany's new housing deal is here, and it addresses a variety of matters such as the extension of the 421A deadline, the introduction of 485x as a replacement, Office-to-Residential conversions, the removal of the Residential FAR 12 cap, regulations for Residential Projects in Historic Districts, Good Cause Evictions, and renovations on rent-stabilized units. After reading through 485x, I'm curious to see how and if new resi developments will pencil with the revised affordability and wage requirements. Good Cause Eviction, while passed, thankfully looks to be a more watered down version than what was previously introduced. In the end, I think it will hurt both landlords and tenants with landlords assuming greater leasing risk and tenants facing more stringent requirements. And while there have been changes to the IAI formula, this bill doesn't do enough to help owners of vacant rent-stabilized apartments recoup renovation costs. Regardless, I'm optimistic that there is some relief and clarity has been granted. Looking forward to the upcoming opportunities!

For my last semester at NYU Schack Institute of Real Estate, I focused on my Capstone project under the guidance of Professor Manish Srivastava, examining labor accommodations in Saudi Arabia. Thanks to Alhassan Ahmad Hamideddin from the Ministry of Municipal and Rural Affairs and Housing, I connected with شركة ماسك اللوجستية -MASIC LOGISTICS specifically Rami AlShaikh, Rakan Altawyan, Hadi Hammoud and Meshari Almushawah, who generously provided me with a site in Saudi Arabia to assess the feasibility of developing quality expat housing. Big shoutout to Professor Manish Srivastava for guiding me through the project. During my visit to Saudi Arabia, I learned about global investments in real estate beyond New York City. Last year at MIPIM, I met my friend Norah Ahmed AlOmair, who, along with her colleagues Alzahra Aldabbagh and Stephen Hamilton, gave me a tour of Diriyah, the massive $63.2 billion giga-project they’re developing with Diriyah Company l شركة الدرعية. The picture with all the cranes is a project my friend Bahjat Said, from NYU, is currently working on. Additionally, I caught up with other friends, Badr Khodari and Hatem Alkhathami, from grad school who live in the KSA. Attending the Real Estate Future Forum l منتدى مستقبل العقار in Riyadh further helped me better understand the substantial global capital and talent committed to real estate as a top investment choice.
