About us
Affordable Homes & Communities (AHC) is a community-focused, non-profit affordable housing developer. Since 1975, AHC Inc. has developed more than 50 apartment communities with more than 8,200 affordable apartments in Maryland, Virginia, and Washington DC. AHC also provides extensive educational programs and social services onsite at our apartment communities to enhance residents’ lives – and the communities we serve. AHC prioritizes community-building, equity, and diversity throughout our organization - from thoughtful engagement with the residents we serve to long-time relationships with local government and community partners. Our outstanding real estate track record includes innovative development strategies, award-winning architectural design, cutting-edge environmental solutions, and long-time partnerships and quality developments that strengthen neighborhoods and local economies. AHC’s nationally recognized Resident Services program initiated nearly 30 years ago, is helping build stronger futures for more than 3,000 children, youth, and adults who live in our affordable housing communities through education programs, social services, community partnerships, and access to local support. Our team has earned the industry-leader CORES certification, which recognizes AHC’s ongoing commitment to the highest standards for resident services. Volunteer opportunities include working with elementary students in our Afterschool or Summer Program and teens in our Tutoring and College and Career Readiness Programs. We are proud that 100% of the students in our education programs have graduated from high school, with the majority going to college - most the first in their families to achieve this life-changing milestone. Last month, AHC students attended Virginia Tech's annual Science Festival, an unforgettable experience that included an overnight stay hosted by the university. Our fifth graders enrolled in the College & Career Readiness Leaders in Training (CCR LIT) program had an amazing time exploring new ideas and engaging in hands-on activities. Special thank you to Hope Multiplied and its partners for hosting three parties to bring holiday cheer to more than 300 residents! Hope Multiplied provided nearly 200 gifts to make the holidays extra special for our young residents. From crafts and games to sing-a-longs, cookie decorating, and a cozy hot chocolate bar, there was something for everyone to enjoy. A heartfelt thank you to all the volunteers who helped bring this event to life. This event truly highlighted the power of community. We are thankful to Hope Multiplied for making this holiday season that much brighter!

Big news! Donaldson Impact Investments partnered with Affordable Homes & Communities (AHC) to acquire Country Place Apartments in Burtonsville, Maryland, along the Route 29 Corridor, just 20 minutes from downtown Silver Spring. According to the Montgomery County Department of Housing and Community Affairs (DHCA), this is the only deal ever executed with the By-Right Payment in Lieu of Taxes (PILOT) program and market rate equity which was provided by New York Life Insurance Company and Declaration Partners, a private investment firm anchored by David M. Rubenstein. “Our mission-aligned partnership attracts private market equity and leverages public policy incentives,” said Paul Bernard, AHC President & CEO. “This new acquisition adds critically needed committed affordability to Montgomery County’s housing stock. Neeka Samimi, AHC Junior Asset Manager, recently completed the Enterprise Community Partners Mid-Atlantic Resilience Academy. The eight-week training program brought together housing developers, owners, and operators to tackle climate risks in the region. Neeka, pictured second from right, gained valuable insights into climate resilience, funding strategies, and best practices, while joining a network of peers dedicated to advancing community resilience.

It’s time for our December #VolunteerSpotlight! The Rev. David F. Potter, Associate Rector at St. Peter’s Episcopal Church, shared what it means for the church and its members to support AHC year after year. For more than a decade, St. Peter’s has provided Christmas trees and toys for AHC residents during the holidays. The church also provides snack bags, school supplies, and holiday gift bags for our residents. We’re grateful for this consistent support and dedication to our communities. In February 2024, Affordable Homes & Communities (AHC) and Goodwill of Greater Washington got the greenlight for their proposed redevelopment of Goodwill’s flagship store in Arlington, Virginia. The redevelopment includes 128 apartments, a childcare center, and a brand-new Goodwill retail and donation center.
