Commercial Properties unlike residential ones have to make a very compelling business case. There is no emotional need to buy/lease a commercial space. Strategy would largely depend on location, use and size. Retail.would need more of advertising heavy approach. Office spaces would need a Sales driven networking approach. Industrial and large plates would need a very good network of channel partners.

Always remember everything will sell. I like to think of marketing properties like fishing. I open the tackle box and look at my lures and pick the ones that will give me the best chance of getting my big fish. If it doesn't work, I pivot and try different lures. Knowing what kind of fish are in the lake is helpful too. Translation. Know what type of client would be looking for that particular kind of property and go after them. You have two legs for a reason. Get out there and hunt them down. Best of luck!

B) Respect of their Abilities: you can respect their skills BUT if they aren’t trustworthy, watch your back——NO I mean your time…and wallet. C) Likability: you can thoroughly enjoy working with someone and still get skinned if they aren’t trustworthy. An excellent client of mine once said. There’s two things - business and relationships. Don’t mix them up. He would forgo the relationship to secure the $$$ success. Me? I made a ton of $’s with/for him. You get ALL THREE A, B, & C- it’s a blast! #2. Know your market- Urban or Rural. If Rural- know local government power players. Know planning and zoning for both. What does a rural community want? Is there going to be push back on the planning and zoning? How does this commercial development benefit the area? Reach out to rural areas to see if the proposed development meets their needs. For instance- a new restaurant chain most would love to have. Access points. Local government is key in rural areas as is local feedback. Almost 30 years in Title Insurance in rural areas, a developer will experience all of this and much more. Workforce studies. Know the market.
