ChatGPT and other AI tools can be incredible for property valuation. But like any model - garbage in, garbage out Before you can use an AI model effectively, you have to test it extensively and understand its first principles. I had ChatGPT tell me today that 55% of $5m was $1.2m. Turns out, it was using a "placeholder assumption" while it calculated other things. The good thing about AI is that it learns. Once I told my GPT not to use any other placeholder assumptions, it had much more accurate calculations. But I'm still teaching it how I want things done, and I won't ever use it blindly - like any tool.

AI continues to mislead consumers on valuation and should only be used as a starting point but too many consumers are taking AI generated values which can be too high and can too be low and embracing the too high valuations not providing consumers today with reality and we’re seeing price reductions and homes sitting as a result. Values are generated from data which can be biased and inaccurate because all the data needed is not available. It’s a helpful tool but not the answer today and won’t be until AI can figure out conditions of homes, desirability of the location and account for short sales, bank owned, auction and gift transactions and either add or eliminate that information from the data which is nit there today.

Artificial intelligence is a significant tool for numerical real estate business and is an essential part of desk-level background work. Still, nothing replaces human presence when evaluating the physical properties of objects. The microlocation looks completely different on the map than on the site itself. And not to mention the features of the building- good and bad. I am concerned if the assessment provided by AI is the sole basis for deciding the fate of the target. Yes, man is still needed !
