Never think if you overcharge your tenant or ask for the full market price you are benefitting your business in the medium long run. in fact it is the opposite.. you need to charge 10 to 15% lower than the average market rent price for prime to average locations. this way you create a win-win situation where your tenants would not look for a more cheaper property throughout their lease period which would lead to defaulting their lease and moving out of the premises prematurely. A15% lower (than market) price is the equivalent of 2 months' rent. Consider it an investment toward your tenant's loyalty, now you have the upper hand. Your tenant would never bother you for pety issues, they would always pay their rent on time, you can rest assured
