Institutional managers are lager but much harder for the individual investor to access today but this is changing. They have larger teams, more capital and typically more experience investing through a downturn. Make sure you know your GP and diversify so you don't have all your eggs in one basket. 2.

If you are investing in a large number of syndicated deals or funds, you need to ensure all of these GP's report to you on time, otherwise you will be delayed in your own financial (i.e. tax) reporting. One way to reduce the risk that your GP will be delayed is to make sure they have the infrastructure that enables them to report. One question you can ask is "do you use a investor portal for reporting?" Ideally, the majority/all of your GP's use the same portal as this will make your life easier as a LP but does not fully control for the fact that managers still may fall behind. It's a question you can ask to mitigate risks in evaluating managers.

Without sufficient data and uncertainty, paralysis sets in and we do nothing. Sitting on the sidelines is also frustrating. Sticking to my strategy, I am heavily invested in the private sector Multifamily real estate and I will buy, sell, and invest more. Interest rates over time will improve. Rental demand is not easing as the barrier to entry for new home buyers is so high. Distressed assets are coming to the market, creating new opportunity. In every market there are buyers and sellers.

If you are investing in a CRE fund, remember the manager has discretion. It is important to understand the parameters of what sectors and markets they can invest into. A fund being marketed as "industrial" may allow for a % to be allocated to "office" or another "development". While this is 'standard' in the industry, it is something to be aware of if your looking for 100% allocation to a specific market or strategy.

Most important thing to remember in RE investments is that they are not liquid assets. And gains are significant in the right investment but patience is required. Allocate only a portion of funds to RE if you seek a truly diversified portfolio. And asset class + market knowledge is vital so start slow and start local. You know whats happening in your neighborhood in terms of development, revitalization, policy changes, employment etc so begin there and slowly expand the search for opportunities.

Most important is resilience to changes, the real estate market is influenced by various factors, including technological advancements, demographic shifts, and changes in consumer behavior.
