If the structure includes a fire or sprinkler system it’s very important to have these inspected. Are they up to code. Are they qualified to meet your use of the facility. And even if they meet code, does it meet your standard. I’ve seen many sprinkler systems freeze and break causing millions of dollars of damage, just because the code allowed an inferior CPVC piping.

When I’ve represented the seller I would obviously not highlight what is wrong with the property. I would advise physically viewing the property. Have your operations manager with you. He / she will give you a different perspective. Take your leasing manager with you to give their perspective. Take your property manager with you they look at it from the perspective of day to day management of the property. It’s not always just about the numbers.
