How do you stay up-to-date with the changing real estate market?

I am making sure that I am not only informed on local real estate trends but national trends as well. I am also making sure that I am highly aware and sensitive to the financial markets and how that impacts our needs, whether in a micro-or macro matter. We have a deeper understanding of how interest rates (the 10 yr treasury) impact buyers' purchasing power and how it affects sellers pricing placement in the market. We also understand the issue of housing demand and how we are currently at a shortage of anywhere from 1 million to 7 million homes short in the united states. Reading newspapers such as the wall street journal gives insight and perspective into other cities' markets and if and how those trends may affect my market.

After almost 44 years in residential real estate, I've learned (the hard way) the real estate market can make an 180 change faster than I can type "sold." A seller's market can transform into a buyer's market seemingly overnight. The best way to stay abreast is to, well, "real estate." Anyone out showing and listing houses will get a visceral understanding of what's happenin'. Even if you don't have a transaction going, set yourself up on MLS searches in neighborhoods you work. Monitor the prices and the price changes. Look at the photos. Then take a look at the bigger picture. Check out the monthly Case-Shiller report and see how your markets fits into the bigger picture. National trends are telling.

I also enjoy getting together with other agents at round table type events to discuss the current and potential market trends.

I like to listen to Bloomberg News regularly, what is happening in the banking/financial and business world ultimately has a direct impact on the housing market. RIS media and Inman are other great sources of information. Be aware of what is going on at National and hyper-local levels. Regular office meetings where we share/encourage/brainstorm and help each other stay current and informed on a weekly basis.

One of the most enjoyable ways wherein I update my knowledge is though live interactions with colleagues and maestros in the field, asking questions and giving some feedback as well. It's a fun way to engage and gain knowledge!

I pay for and subscribe to a few different data services that track the daily, weekly, monthly and yearly housing metrics so that I can provide the most detailed information to my buyers and sellers. In a large metropolitan area like the P-S-M (Phoenix, Mesa, Scottsdale), it’s not enough to speak in generalities such as counties or even cities, but to be able to drill down to the zip code & even neighborhood or school district my clients are living in or interested in buying in, is a huge asset in helping them reach their Real Estate and financial goals.

While working with first-time home buyers it is especially important to keep them informed of the process each step of the way and to set the expectations beforehand. Because first-time home buyers have not had previous experience with the home purchasing process they may also need more reassurance and hand-holding throughout the transaction.

For me, the basis of knowledge always goes through training and listening. As a professional, I adopt an integrated approach that combines reliable information, networking with both my colleagues and competitors, continuous training and data analysis using technology.

There are so many sources of market news and information, my strategy is to pick a a select few and read or listen to them daily. -Podcasts on the economy and mortgage rates help you forecast. I like HousingWire Daily. -Daily local news updates like your local Business Journal. In Nashville my favorite is the Nashville Post. -Analyze the market data for yourself. Pose a question, dig into the data of your local MLS and answer it with the facts to back it up.

1-Country economic situation which directly connected with people buying power that belongs to real estate market updates. 2- Master plan of a city and upcoming projects of government which impacts them. 3- Engaging with giant real estate market companies of what they are doing. 4- Engaging with customers both sellers and buyers to have their thoughts about the market. To be at par with the market trends is vital for agencies, developers as well as end users/property investors. In addition to what most people might have noted down; websites, webinars and such, it is also vital to follow trusted real estate agents/brokers (since they are very well connected to what's happening around and have first-hand information) on any social media platforms who frequently post about the market. This way you can get detailed and up to date information that will be useful in the near or far future that will eventually help all parties to act accordingly.

Among the events to attend, I've found it useful to go to sites like Meetup.com and look for real estate investor clubs in your area. Investors look at a given real estate market with different eyes than an owner-occupant home buyer and that perspective is insightful.

Gaining expertise and flexibility functional knowledge in real estate like taking a college course; it take time and sometimes money. Similar to using discretion when selecting you institution of choice you need to evaluate source of information. The National Association of Realtors is my gold standard for market trends and practices. Being an active member I am very aware of their role in shape legislation and responding judicial understandings. Follow NAR guidance will be one of the best ways to mitigate litigation. For other courses seminars, this is my opinion. Any associated fee should be communicated up front - meaning a “free” seminar shouldn’t then tell you to buy into their coaching program after making big promises.

Sharpen the Saw! Investing in myself to learn on how I can be of value and asset to my clients is absolutely a must! Courses and certifications allow us to stay on top of recent changes, new regulations and refresher of the critical aspects of the business. NAR is definitely the best source for trends and industry updates, however creating a niche in the industry can also be attained through certifications.

Continuing ed courses, recognized certifications, and seminars are excellent ways to stay up-to-date with the constantly changing real estate market. My local RE board offers monthly classes ranging from how to use the MLS to risk management sessions/forms led by RE attorneys, to marketing classes on Canva (I’m a huge fan and early adopter.). They’re usually free, or there is a small cost for members (under $25), and I have found every class I’ve taken to be excellent. NAR offers a wide range of classes that lead to new designations. The SFR short sale class helped me navigate the wacky short sale market after the 2008 meltdown. The senior SRES and the BPO were great. Now with Zoom, it’s easy to take classes without leaving home!

I stay up-to-date with the changing real estate market by regularly reading industry news and publications, following real estate blogs and forums, and attending local real estate networking events and seminars. Additionally, I rely on real estate market reports and analysis from trusted sources to gain insights into market trends and conditions. This helps me make informed decisions and adapt my strategies in the ever-evolving real estate market.

This is an absolute priority! Each market is unique and while the news might be broadcasting a general view of the industry ("high interest rates"), market data analysis are a must for anyone considering to buy real estate. This is probably the most important for our market area. Our trends don't really follow the national trends so we have to be on top of the data for our county.

I agree with Deborah. Real estate is highly specific to the local market. Despite nationwide trends, we still notice differences between the markets of towns in Fairfield County, CT.

All real estate is local. There are 387 Metropolitan Statistical Areas (MSAs) in the US, and each has its own supply/demand characteristics. As others have noted here, "market data analysis" should focus on the local market you're operating in and less on what's going on nationwide.

All of these tips are great. One thing I think is invaluable is getting out into the market - broker tours, open houses, talking to other agents both within our office and in the area. Also, tracking the MLS to see how the market is changing in not only our region, but those throughout Northern California.

I would also add to this advice the suggestion of learning from other industries and trying to find relationships between even seemingly unrelated fields. Despite my professional background in dance and teaching, I still discover numerous similarities with the real estate business. Both businesses revolve around relationship-building and community engagement services.

I’m an avid consumer of news from all sources and varied outlets in order to keep a balance between the ‘grim’ and the overly optimistic outlook. Real estate as we all know however is a very localized business. Our South Florida market and pockets within our market are very different from other markets, therefore what I value most is the insight and knowledge of those with boots on the ground. Real estate professionals in my sphere of influence are an invaluable source of information. Their hands on experience and thumb on the pulse of the market put news, charts and data into context, creating a more focused analysis of the market as a whole. Kudos to the real experts 🙌

Identifying your blind spots is difficult since, by definition, they are things you can't see. For investors, where are you most likely to make a mistake? What surprise might blindside you? This is where having a mentor or even a Mastermind group can help - others can help you see what you missed.

Understanding the macro real estate environment is great, but the most value you will provide to clients is at the local level. They need to know the value of what they are purchasing or selling, and the best resources to help them achieve their goal. Attend all the events you can, keep in touch with local professionals in the industry, host events and partner with local businesses. When clients ask you what is happening in their market, they are expecting a deeper knowledge than a simple ChatGPT answer or some data charts. You need to know your market inside and out.

As a Real Estate Broker and Investor, I utilize creative financing strategies to assist my clients with closing deals in any market. With fluctuating interest rates and loan processes getting difficult, we as real estate professionals must look at alternative methods for closing deals for our clients. Finding my client an investment property or the home of their dreams off market increases their chances of acquiring the property. It also allows them to utilize creative financing methods such as Seller Financing, Subject To, Lease Options or several others in lieu of traditional financing. As professionals it’s our duty to explore these options to ensure complete service to our clients.

Having an in-depth knowledge of the local market is one of the most important aspects of the real estate business. As a real estate agent, I allocate and dedicate time to study the local market.

The most helpful thing I have found to keep up-to-date with the rapidly changing real estate landscape in Saudi Arabia (where I work and live) is to: 1) Frequently communicate with, get insights from, a wide spectrum of stakeholders and knowledgeable persons in the industry. That includes, but not limited to: developers, investors, bankers, operators, RE agents, clients, and others. 2) visit/observe selected operating and under-construction real estate projects as much as possible and link observations with the inputs I collect from (1) above. This approach always helped me create a holistic understanding of the current/emerging trends and changes to be aware of.
